The Hancock County Auditor is the Chief Fiscal Officer, Chief Assessor, Chief Payroll Officer, and Sealer of Weights and Measures in Hancock County. As the fiscal officer, the County Auditor is in charge of keeping county financial records, issuing warrants (checks) for paying county debts, and compiling the County’s Annual Comprehensive Financial Report (ACFR). As the assessor, the County Auditor is responsible for valuing all properties within the county for tax purposes and property transfers. As the sealer of weights and measures, the County Auditor ensures consumer protection by testing and certifying the accuracy of numerous commercial measurement systems.

How Are the Properties Valued?

The County Auditor is mandated by Ohio law to make a general reappraisal of all properties in the county every six years. There are six steps in the valuation process: collection, analysis, setting, feedback, review, and finalization. The field appraisers physically visit every property in the county over nearly a two-year period to update property characteristics. The County Auditor’s Office ensures the accuracy of property information and appraises each property fairly and uniformly. The County Auditor values the properties using the estimated fair market value as the gauge. Once the property valuation is finished, the homeowners are noticed and the records are open to the public. If the homeowners do not agree with the appraised value, they can apply for a discussion with the county representative. Finally, the County Auditor announces the completion of property valuations. The assessed values are used to set tax rates in December.
