It is the duty of the Allen County Auditor to fairly and uniformly appraise and assess every parcel of land and building for tax purposes in Allen County. Rachael S. In addition, the Auditor is also responsible for valuing any property that has a building permit and a pending appeal, or any property that has been the subject of a boundary survey or land split.
How Are the Properties Appraised?
There are over 54,000 properties within Allen County in 2020. In order to appraise all these properties, the Auditor is required by law to make a general reappraisal every six years and make an update at the three-year midpoint. A uniform method is used by the Auditor to estimate the market value of the property on the open market. The Auditor should take many variables into account such as comparable sales, interest rates, land acquisition cost, construction and material cost, etc. The new improvements, the economic condition, and the demolition of buildings should also be considered. In the third year of the reappraisal cycle, the Auditor values the properties based on the comparable sales assessment.
