About the Property Appraisal
The Richland County Auditor is required by Ohio Law to conduct a sexennial reappraisal of all properties within Richland County. Three years after the reappraisal, an update of the property values should be conducted. 2023 is the Sexennial Reappraisal Year of Richland County. On Monday, September 18th, 2023, the Richland County Auditor announced the Tax Year 2023 Sexennial Reappraisal tentative values on the official website. The tentative values are ordered by the Ohio Tax Commissioner according to Section 5715.33 of the Ohio Revised Code. Please notice that the value that is used to compute the property taxes is not the Market Value (100% value), but is the Assessed Value which is 35% of the Market Value.
Once you have opened the website, click the "property search" from the "Auditors Menu" section on the left side of the page. Then select the "accept" tab, and the search page opens. The properties can be searched by owner name, address, or parcel number. Once the property page you are searching loads, select the "Valuation" section. The first column on the left side is titled 2023, which is the tentative value of the property.
If you do not agree with the "Total Value" (Appraised 100%), you can arrange a meeting with the Appraisal Company authorized by the Ohio Department of Taxation to conduct a reappraisal.

There are five search criteria available - Search by Owner Name, Search by Location Address, Search by Parcel Number, Search by Sec/Twp/Rng, and Search by Legal Description.
Then enter the relevant information in the search field and click the "Search" button.
You will get detailed information about the property, including summary, valuation, taxes, land, residential improvements, additions, sales, photos, sketches, etc.
