How are the Properties Appraised?

According to Ohio Law, the Knox County Auditor should make a general reappraisal of all properties within Knox County every six years with a triennial update at the three-year midpoint of the six-year cycle. A uniform method is used to fairly estimate the sales price of the property on the open market.

In the process of real estate appraisal, three approaches are typically applied. The first is the Cost Approach, which evaluates how much it would cost to replicate or replace the building and improvements. It is also important to take into account the value of the land itself and the depreciation. The second is the Market Approach, which values the properties based on the sales comparison data. The location, age, design, quality, condition, desirability, and utility of the properties should be analyzed. The third approach is the Income Approach, which is normally used for properties for commercial and industrial purposes. The Auditor should consider the possible return, the stability of the income, the changes in economic condition, etc.
