About the Property Appraisal

Due to the fact that market values fluctuate over time as properties are bought and sold, the Auditor is required by Ohio Law to make a sexennial appraisal of all properties within the county every six years. Three years after the appraisal, a triennial update is conducted. There are six steps of the valuation process. The first step is Collection. The Auditor physically inspects all properties to update the characteristics. The second step is Analysis. The Auditor’s office should ensure the accuracy of property information and make the assessment fairly and uniformly. The third step is Setting Value. When valuing property and establishing the appraisal, the estimated fair market value serves as the benchmark. The fourth step is Feedback. The homeowners will receive the notices of value and have the chance to question the appraised value. The five step is Review. Once the valuations are verified by the homeowners, they are provided to the state for review and approval. The sixth step is Finalization. The Auditor announces the completion of the property valuations, and the records are open to the public.

If you do not agree with the appraised value made by the Auditor, you can file a complaint with the Muskingum County Board of Revision. To contest your valuation, you must submit a complaint form to the County Auditor between January 1 and March 31. The form can be obtained in the office of the Auditor.
