About the Property Appraisal
The Ottawa County Auditor is responsible for determining the market value of all real estate within Ottawa County and then calculating the assessed value for each property. The market value is the sale price of real estate accepted by a willing buyer and a willing seller and the assessed value is 35% of the estimated market of the property. According to Ohio law, the County Auditor should make a revaluation by physically inspecting all real estate in the county. Three years after the revaluation, the County Auditor conducts an update of property values.

If you want to search for information about the properties, the Ottawa County Auditor provides a Property Search Online Tool on the website.
There are eight search criteria available - Search by Owner Name, Search by Location Address, Search by Parcel Number, Search by GIS PIN, Search by Legal Description, Search by Sec/Twp/Rng, Search by Intersection, and Search by Neighborhood.
You need to choose either one of the search criteria and then enter the relevant information in the search field.
Click the "Search" button, and you will get a great amount of information about the property, including summary, program status, valuation, valuation history, land, residential improvement, additions, sales, tax history, payments, sketches, etc.
You can also see the tax bill and the property card of the property.
How to Use the Ottawa County Tax Estimator?
A Tax Estimator Tool is provided by the Ottawa County Auditor on the website.
First, you need to select the tax district of your property from the drop-down listing. Second, choose the classification. Third, enter the 100% market value of the property in the search field. Finally, you will get the estimated property taxes by clicking the "Compute" button.
