It is the legal responsibility of the Butler County Auditor to assess and appraise all properties with Butler County for tax purposes. Besides, the Auditor is also in charge of calculating property taxes and administering assessments, dealing with tax exemptions for the disabled, the elderly, charities, and churches, and distributing the taxes collected to schools and local governments. How to Appraise the Properties?
The Butler County Auditor appraises approximately 160,000 real estate parcels in Butler County. The Auditor considers various factors that may influence the property value such as improvements or damages of the property, economic condition, sales of similar properties in the neighborhood, etc. According to Ohio law, The Auditor should reappraise all properties every six years and make an update at the three-year midpoint. Every three years, there is a state-mandated triennial update of property values according to sales ratio studies, or a thorough reappraisal of all properties in the county. The last thorough reappraisal of Butler County was in 2020, and a triennial update was made in 2023. If you disagree with the appraised value of your property, you can file an appeal with the Board of Revision of Butler County from January 1 to March 31.
