The Warren County Auditor is responsible for a variety of duties within Warren County. The main role of the Auditor is the tax assessor. The Auditor is required by the law to fairly and uniformly appraise and assess every parcel of land and improvements thereon for tax purposes in the county. In addition, the Auditor is also in charge of preparing the General Tax List, certifying the tax rate, accounting for the money received by the county, distributing all tax revenue for the county, granting warrants in payment of all county debts, issuing licenses for dogs, vendors, and cigarettes, etc.

How to Appraise the Properties?

According to Ohio Law, a sexennial general reappraisal should be made every six years. The Auditor physically inspects and appraises every parcel of property to estimate the fair market value of the property. The assessed value, also called taxable value, is 35% of the appraised value. Three years after the reappraisal, a triennial update of values is conducted by the Auditor based on the sales of properties in the neighborhood over the past three years. The tax lien date for properties is January 1 each year for taxes due in the next year.

If you think your property value is too high, you can make an appointment with the Auditor to review your property individually. If you still disagree with your value, you can file a complaint with the Board of Revision. You need to file a complaint form DTE 1 with the Auditor between January 1 and March 31 of the following tax year.
