The Mahoning County Auditor is the chief assessor, chief fiscal officer, and sealer of weights and measures in Mahoning County. As the fiscal officer, the Auditor is responsible for keeping county financial records, granting warrants (checks) for paying county debts, and preparing the County’s Annual Financial Report (CAFR). As the assessor, the Auditor is in charge of valuing all properties for tax purposes and transferring real property deeds. As the sealer of weights and measures, the Auditor supervises and tests the accuracy of commercial measuring devices.

How to Appraise the Properties?

According to Ohio law, the Auditor should make a general revaluation of all real property every six years with a triennial update three years after the revaluation. The revaluation requires the Auditor to physically inspect every property in the county to update property characteristics, such as size, age, type, condition, quality, story height, etc. The triennial update needs the Auditor to estimate the fair market value of properties by analyzing the historic trends and actual sales of similar properties in the marketplace over the past three years.

When the county announces that the valuations have been completed, the public has the right to inspect the valuation results. If you do not agree with the appraised value, you can apply for a discussion with the county representative. Then the Tax Commissioner of Ohio State reviews and validates the valuations. Finally, the Auditor announces the completion of property valuations. All records are made open for public inspection.
