About the Property Appraisal

According to State Law, the Lake County Auditor has the responsibility of valuing all real estate within Lake County. There are normally two periods: a Sexennial Revaluation (once every six years) and a Triennial Update (once every 3 years at the midpoint of the Sexennial Revaluation). When making the Sexennial Revaluation, the County Auditor physically inspects all properties and verifies the values. When the Triennial Update is conducted, the sales of properties in the marketplace that have taken place in the past three years are studied and analyzed to determine whether the market value of the property has changed since the Revaluation.

In addition to changes in market value, there are also other facts that may cause changes in valuation. One such fact may be a change in the property, such as improvements, construction, demolition, etc. Applications for tax exemptions are also facts that influence the valuation.

The most recent Revaluation in Lake County was made in 2020 and is effective for the tax year 2021. The next update is scheduled for the tax year 2024, which is due in 2025.
