About the Property Appraisal
It is the duty of the Lorain County Auditor to establish the value of every parcel of real estate within Lorain County, including homes, apartment buildings, industrial sites, commercial property, and vacant lots. The Auditor determines the appraised value based on the fair market value. The assessed value, also called the taxable value, is 35% of the appraised value.
According to Ohio law, the Auditor should make a general reappraisal of all properties every six years. The employees of the Auditor and the approved appraisal contractor commonly conduct a mass reappraisal. During the mass appraisal, the properties are visually inspected by the Auditor in order to determine the values. Three years after the reappraisal, the Auditor conducts a triennial update based on the actual sales of properties in the past three years. What the Auditor estimates is the worth of the property on January 1 of that year.

If you want to search for detailed information about the properties, there is a valuable system you can use - Geographic Information System (GIS).
The Lorain County Auditor’s Geographic Information System (GIS) was created in 1995.
It combines various geographic features such as roads and boundaries with related information like real estate and appraisal information.
You can get the GIS mapping service on the website.
You need to enter at least one of the search fields of parcel number, mobile home, owner name, and address, and then click the "Search" button.

What to do If You Disagree with the Appraised Value?
If you do not agree with the appraised value made by the Auditor, you can appeal to the Board of Revision in your county. You need to file a Complaint Against the Valuation of Real Property on the proper form which is called DTE Form 1. You can get the Form at the office of Lorain County Auditor or download it on the BOR page. The complaint should be filed from January 1 to March 31 of the applicable year both in person or by mail. After the complaint is filed, a hearing will be held. You should submit evidence of your opinion of value five days prior to your hearing. If you still disagree with the Board of Revision’s decision, you can appeal to the Court of Common Pleas or to the Board of Tax Appeals in Columbus.
