The Lucas County Auditor is responsible for establishing fair and equitable values of all properties within Lucas County. According to Ohio law, the Auditor should conduct a general reappraisal every six years with an update based on market activities three years after the reappraisal. In addition, it is the duty of the Auditor to ensure the accuracy of commercial weighing and measuring, issue licenses for dogs, kennels, vendors, and cigarettes, account for money received by the county, issue payments for all county debts, administer and distribute license and tax revenues, etc.
How to Appraise the Properties?
The Auditor’s sexennial reappraisal and triennial update set the fair market value of all properties in Lucas County. The reappraisal and the update occur in a six-year cycle. The last reappraisal in Lucas County was made in 2018 and then the update was in 2021. The next reappraisal will be conducted in 2024. During the sexennial reappraisal, the Auditor should make a physical inspection of all properties in Lucas County. The type, story height, construction style, outbuildings, additions, major remodels and overall condition are all the characteristics studied by the Auditor. During the triennial update, the Auditor analyzes the sales of properties in the area that have taken place in the past three years.
