About the Property Appraisal
The Pickaway County Auditor is mandated by Ohio Law to make a general reappraisal of every property within Pickaway County once every six years and perform a triennial update in the third year of the six-year cycle. 2023 is a reappraisal year for Pickaway County, and the next triennial update will be conducted in 2026. The County Auditor normally uses a uniform procedure to establish an accurate market value by analyzing the sales of similar properties in the neighborhood and the market trends. The condition of the property such as the size and topography of the land, the age of the structure, the style of the home, the quality of construction, and so on are also taken into account. In addition, the Pickaway County Auditor is also responsible for inspecting and valuing new construction and administering valuation complaints.
