Ohio Auditor

Allen County Property Tax

The Auditor establishes the General Tax List and tax bills on an annual basis. The tax bills are created based on the effective tax rate of the local government and the market value of the property. According to Ohio law, the Property’s taxable value (assessed value) is 35% of the estimated market value of the property. The real estate taxes are calculated by multiplying the tax rate by the taxable value. If property values rise, the state will use a method known as the "reduction factors" to deduct the excess that would result in more revenue than what was voted into law.
